Uplifting a residential complex into a vibrant mixed-use hub
The "Think Housing" competition sought innovative proposals for inclusive urban housing options that challenge the dominant models of urban development, by reversing ongoing displacements of low and middle-income residents from the city of Beirut. I collaborated with two team members and received an honorary mention and award for this proposal.Project Location and Context
The project is set in the vibrant Ras Beirut neighborhood, adjacent to the American University campus. This area, known for its cosmopolitan identity and intellectual diversity, features two modern buildings from the 1960s on Mohammad Abdel Baki Street, near the iconic Gefinor center. The site is characterized by its mix of modern spirit and heritage buildings from the 1940s.The proposal aims to enhance the neighborhood's inclusive nature by creating mixed-use spaces catering to a diverse population across various demographics. The approach includes physical modifications to existing buildings and the addition of new structures to introduce affordable, sustainable, and communal living options.The project plans to adaptively reuse two existing buildings, transforming them into a complex with smaller housing units and shared spaces to maintain affordability. Key interventions include:- Dividing flats to create more, but smaller, living spaces.
- Establishing shared communal areas with amenities.
- Designating dormitory spaces prioritized for students and workers.
To address economic challenges and optimize space, the proposal includes adding new construction through:- An additional eight-floor building.
- Transitional artistic building with loft duplexes and a public garden.
- Extensions to existing buildings for urban farming and additional living space.
- Creation of English courtyards and extra storage in the basement.
A Socially Responsible Approach
The project emphasizes social responsibility, aiming to maintain diversity and prevent displacement. Strategies include offering optimized flats to existing tenants, providing units for students, workers, and families, and integrating spaces for artists and tourists. Communal facilities such as a library, cafeteria, and urban gardens are planned to foster community engagement and environmental sustainability.Management and Feasibility
A community manager will oversee the complex, ensuring maintenance, diversity, and environmental goals. The project's financial feasibility is secured by a balance between the real estate value and low vacancy rates, supported by an adaptive reuse strategy that respects the neighborhood's scale and environmental concerns.The initiative seeks to establish partnerships with local authorities, international institutions, and the private sector to ensure its success and financial viability.
